What types of facade work there are for a private house

Facade work is a set of activities for the exterior finishing and protection of a house's walls. Let us look at what types of work there are and in what sequence they are carried out.

Main types of facade work

  • - Base preparation: cleaning the walls of the old finish, levelling out irregularities with cement mortar, priming — an essential stage before any work.
  • - Facade insulation: installation of thermal insulation — mineral wool, polystyrene foam or extruded polystyrene foam (XPS) — to reduce heat loss through the walls.
  • - Final finishing: applying the decorative coating — facade plaster (bark beetle, pebble, mosaic), cladding with siding, clinker tiles, natural or artificial stone, porcelain stoneware.
  • - Additional work: installation of flashings, framing of window and door reveals, plinth finishing, installation of facade lighting and a drainage system.
  • - Waterproofing and vapour barrier: protecting the insulation from getting wet and from condensation — films and membranes are installed before the finishing layer, especially in wet and ventilated facades.

Stages of facade work and their sequence

A standard cycle takes from 2 to 6 weeks depending on the wall area (100–300 m²) and the complexity of the architecture. The sequence is strictly fixed: base preparation, insulation installation, reinforcement with fibreglass mesh, application of the base plaster layer, final finishing. Breaking the order — for example, skipping the primer before insulation — is guaranteed to lead to the materials peeling off in the very first winter. On sites in the Aksay, Alatau and Gorny Gigant microdistricts, where temperature swings reach 40 °C, the reinforcement stage is especially critical: the fibreglass mesh is embedded exactly in the middle of the adhesive layer, otherwise cracks will appear in the sun. Technological pauses between stages are mandatory: after the base plaster is applied, 3–7 days are needed for drying at a temperature of +10…+25 °C and humidity of up to 70%. Exceeding this period or forced drying with heat guns leads to uneven shrinkage and peeling of the finishing layer — in practice this means redoing a section of the facade a year later.

Do you need a facade design before starting work

For a private house a facade design is not required by law, but it is advisable for complex architecture — bay windows, arches, combined finishing of two or three materials (plaster + stone + wood). Without a sketch it is hard to calculate the exact amount of materials: a typical 10×12 m house with a gable roof and six windows requires 160–180 m² of insulation and 200–220 m² of finishing coating, and an error of 10% means a shortage or surplus of 15–20 thousand KZT. A design lets you see in advance how textures and colours combine on different walls — for example, a dark plinth visually «weighs down» the house, while light plaster on the south facade glares and fades within two seasons. In our experience a sketch with colour layouts and orientation to the points of the compass saves clients from 30 000 to 80 000 KZT on rework, because mistakes are corrected in the file and not on the wall.

Types of house facade finishing — a review of materials

Decorative plaster — a versatile option

Decorative plaster is the most popular facade material, used in the wet facade system (ETICS). It gives a smooth seamless surface with textures from «bark beetle» to «lamb», tinted to RAL, at a price of 5500–8500 KZT/m² for mineral mixes, while acrylic and silicone mixes cost 15–20% more but are more elastic at the joints of aerated concrete and brick during the daily temperature swings of the Almaty spring, up to 15°C. Quality reinforcement with fibreglass mesh in the first layer is essential — on local sites cracks appear within 2–3 years without an overlap of at least 10 cm and diagonal reinforcement at the corners of openings.

Siding — budget-friendly and practical

Vinyl siding is the most affordable material for facade work: from 3500 KZT/m², and 4500–5000 KZT/m² with fasteners and trim, while metal siding with a polymer coating costs 5000–7000 KZT/m², is stronger than vinyl, does not fade on the south side within 5–7 years and withstands hail without dents, though it is noisier in the rain. Mounting it on a galvanised profile batten creates a ventilation gap — this allows the facade to be insulated with mineral wool without wet processes, for frame houses in the suburbs (Kargaly, Irgeli). When ordering metal siding, specify a set with perforated soffits for roof ventilation — otherwise condensation in winter will lead to corrosion of the fasteners.

Cladding with stone and brick — the premium segment

Natural stone (sandstone, granite, travertine) and clinker brick are the most durable facade materials, with a service life of 50+ years without repair, at a price from 12000 KZT/m² for clinker and up to 25000 KZT/m² for stone with water-repellent treatment. The weight of such finishing reaches 80–100 kg/m² — on frost-heaving soils in the Alatau and Aksay microdistricts, the bearing capacity of the foundation is checked before ordering. Clinker tiles 10–15 mm thick weigh three times less than brick, allowing frame houses to be clad without reinforcing the base, but they require frost-resistant adhesive — an ordinary mix falls off during the first winter.

Facade panels, wood and porcelain stoneware

Facade panels (cement-based clinker panels, porcelain stoneware 600×1200 mm) imitate stone and brick but are lighter and cheaper — from 7000 KZT/m², while porcelain stoneware costs up to 12000 KZT/m² with fasteners on an aluminium substructure. Wood (block house, imitation timber, larch or thermo-ash planken) costs 6000–9000 KZT/m² but is demanding: it requires annual antiseptic treatment and renewal of the oil coating every 3–5 years. In the dry climate of Almaty wood lasts up to 15 years, but on the south side under direct rays it fades within 2 seasons — for such walls thermo-ash or porcelain stoneware is chosen, with no additional maintenance.

For the Almaty climate, with swings of up to 40°C from winter to summer and dry air, plaster and siding are optimal — they are resistant to UV radiation and do not crack in frosts down to -25°C. Wet facade (ETICS) — technology and features

A wet facade (the ETICS system) is insulation followed by plastering over a reinforcing mesh. The insulation thickness is 50–150 mm and the finish is decorative plaster. The technology is layered: polystyrene foam or mineral wool is glued to the wall and fixed with dowels, a base reinforcing layer with mesh is applied on top, followed by primer and finishing plaster (acrylic, silicone, silicate or mineral). Each layer needs to dry — on average 24–48 hours at +20°C. In Almaty the season for wet work is limited: the temperature must be no lower than +5°C, and the ideal period is May to September. In the city's market, insulation with a density of 140 kg/m³ is used for foam and from 80 kg/m³ for stone wool. A wet facade is 20–30% cheaper than a ventilated one, but it requires strict adherence to the technology. Mistakes at the reinforcement stage lead to cracks within a year — so quality control on site matters more than price.

Ventilated facade — design and benefits

A ventilated facade is a system with an air gap between the insulation and the cladding. It uses a substructure of metal profiles to which siding, panels or porcelain stoneware are fixed. The structure includes brackets, vertical and horizontal rails, a layer of insulation (usually 100–150 mm of mineral wool), a windproof and waterproof membrane, and a decorative screen with a 40–60 mm gap. Air circulates freely in the cavity — condensation is carried outside and the insulation stays dry. In Almaty, ventilated facades are installed with a substructure of galvanised steel or aluminium: on private houses aluminium is used more often, as it is lighter and does not rust. The cladding can be fibre-cement boards, metal siding, porcelain stoneware or composite panels. Which facade to choose for a house in Almaty

For a private house in Almaty, a wet facade with mineral wool is optimal — it is cheaper and provides good thermal insulation. A ventilated facade is chosen when finishing with siding or panels. The decision depends on the budget and durability requirements: if you plan to live in the house permanently and do not want repairs for 25+ years, a ventilated facade pays off thanks to the absence of cracks and lower heat loss. For country houses and seasonal living a wet facade is more practical — it will cost 5500–8500 KZT/m² against 8000–15000 KZT/m². In the mountainous part of the city (the Kamenka and Tau-Samal microdistricts) humidity is higher, so a ventilated system is preferable there — it releases vapour without the risk of the plaster peeling. If the house is in an area of strong winds (on the outskirts or in the mountains), a ventilated facade is more reliable — it is not afraid of vibrations and impact loads.

Insulation, plastering and painting of the facade

Finishing a house facade includes three key processes: insulation, plastering and painting. Each stage affects the thermal insulation and the appearance of the building.

Facade insulation — materials and thickness

Facade insulation under Almaty standards is mandatory for houses with aerated concrete, brick and panel walls — the optimal insulation thickness is 100 mm for mineral wool and 80 mm for polystyrene foam (EPS). For the plinth and foundation, extruded polystyrene foam (XPS) 50 mm thick is used, as it does not absorb moisture and withstands contact with the soil. Mineral wool with a density of 80–120 kg/m³ is better suited to ventilated facades, while EPS with a density of 25–35 kg/m³ is for wet systems with finishing plaster. In the seismic zone of Almaty, the insulation is fixed with plate dowels at a spacing of 50 cm — 6–8 pieces are used per square metre. Each layer dries for 24–48 hours at +15°C, and at +10°C the time increases to 72 hours — missing these timings leads to peeling. For a climate with frequent precipitation in spring and autumn, cement-polymer mixes with water-repellent additives are used — they do not crack when moisture freezes inside the layer. The quality of the plaster depends critically on temperature and humidity: in Almaty the optimal window for the work is from May to September, when the daytime temperature is consistently above +10°C and there is no risk of night frosts.

Facade painting — choosing the paint and preparation

Painting a facade is the most affordable way to refresh a house's appearance: acrylic paints cost from 1500 KZT/l, silicone from 2500 KZT/l and silicate from 3500 KZT/l thanks to their vapour permeability. Before painting, the walls must be primed with a deep-penetration acrylic primer — this reduces paint consumption by 15–20% and prevents efflorescence (white salt stains) on the plaster. The paint is applied with a spray gun (output 50–80 m²/h) or a roller (20–30 m²/h) in two coats with 4–6 hours of drying between coats. The coating lasts 5–7 years on the south side and up to 10 years on the north, and in a dry climate with low humidity the paint fades more slowly than in humid regions — a facade can be repainted once every 6–8 years.

Facade service life and its maintenance

A facade's service life depends on the material: plaster on a wet system lasts 15–25 years, siding (vinyl or metal) 20–30 years, clinker tiles and natural stone 50+ years without major repair. Maintenance includes washing the facade once a year with low-pressure water and a soft brush (no sandblasting — it damages the plaster) and inspecting joints, corners and fixings for cracks. After every winter the facade should be inspected — temperature swings from -25°C to +15°C within a day create thermal stress, which shows up as microcracks around window openings. Timely repair of cracks with acrylic sealant extends the facade's service life by 5–10 years — a neglected crack 2 mm wide turns into 5 mm over a season, with the insulation getting wet.
