Turnkey finblock houses

Finnish blocks have a number of advantages: high geometric accuracy with tolerances of ±2 mm, a smooth face surface, and improved insulating properties with a heat-transfer coefficient of 0,19-0,25 W/(m²·K) compared with 0,5-0,7 W/(m²·K) for ordinary concrete blocks. They make it possible to build energy-efficient buildings with good sound insulation of up to 52 dB.

Main stages of construction:

  1. Designing the building with the features of the material in mind.
  2. Preparing the construction site and laying the foundation.
  3. Laying load-bearing walls 375-500 mm thick with reinforcement.
  4. Installation of inter-floor slabs.
  5. Installation of the rafter system with a rafter spacing of 600 mm and the roof covering.
  6. Sealing of joints and abutment nodes with an MS-polymer-based sealant.
  7. Installation of energy-efficient windows with a heat-transfer resistance coefficient of 0,7 m²·°C/W, doors and utility systems.
  8. External insulation with mineral wool 150 mm thick and finishing with hung facade panels.
  9. Interior finishing of the rooms with plasterboard and finishing plaster.

Design of a finblock house

During design it is necessary to take into account the height limit - no more than 2-3 storeys because of the weight of the structures of up to 850 kg/m², to calculate the reinforcement with composite rebar 8-12 mm in diameter to carry the loads, to determine the optimal wall thickness for energy efficiency according to SNiP standards, to select a mineral-wool insulation, to calculate a water heating system taking into account heat losses of 60-80 W/m², and to analyse the soil conditions for the foundation design.

Choosing Finnish concrete blocks for building a finblock house

When choosing, you should consider the strength grade - it is recommended to use a grade from M150 to M300 (the higher it is, the stronger in compression). The geometric dimensions must meet GOST requirements. Mandatory points are factory production (higher quality) with dimensional tolerances of ±2 mm, or ±6 mm for concrete ones, as well as the presence of certificates of conformity with the GOST, SNiP and Technical Regulations standards.

The construction cost is 98 to 170 thousand KZT/sq. m depending on the design, the specification and current material prices.

Assembly of a finblock house

  1. Laying the first course of blocks on the prepared foundation on a cement-sand mortar 10 mm thick
  2. Laying the walls with a bond of at least 200 mm and binding anchor ties of composite rebar every 4 courses
  3. Periodic reinforcement of the vertical and horizontal joints with a mesh of composite rebar 4 mm with a 100x100 mm cell
  4. Installation of monolithic stiffening belts of B25 concrete reinforced with a mesh of 12 mm rebar spaced 100 mm apart
  5. Installation of inter-floor slabs from hollow-core panels on beams and of the rafter system from glued laminated timber
  6. Sealing of all joints with assembly foam and abutments with an exterior-grade sealant

Installation is carried out strictly to technology using special stainless-steel fasteners and rebar ties.

Finblock house, reinforcement

Because of their low tensile strength, Finnish blocks require reinforced reinforcement. It is necessary to make horizontal reinforcement meshes from composite rebar 4 mm in diameter with a 100x100 mm cell every 4-5 courses of masonry, to carry out vertical reinforcement of piers and openings with vertical bars 10 mm in diameter made of composite rebar, and to install monolithic reinforced-concrete belts around the perimeter of the walls 200 mm high and 375-500 mm wide, as well as reinforced rebar cages.

Seismic resistance

A finblock house resists seismic impacts above 6 points poorly because of the rigidity of its walls. To ensure seismic resistance it is necessary to provide monolithic reinforced-concrete reinforcement of the walls and connection nodes with rebar 12-16 mm in diameter, a hinged connection of the walls and floors to damp seismic vibrations with a 20 mm gap, to strengthen the reinforcement of the foundation slab 400 mm thick with a mesh of 12 mm rebar spaced 150 mm apart, and to limit the height to 2 storeys in accordance with the standards for areas with 7-9-point seismicity.

Compliance with the standards allows finblock residential houses to be built for up to 9-point seismicity.

Performance characteristics of finblock houses

The service life of finblock houses reaches 100-150 years, provided the operating rules are followed and timely repairs are made. The main operational advantages are:

  • High energy efficiency with heat losses of no more than 65 kWh/sq. m per year.
  • A comfortable microclimate thanks to the high vapour permeability of the walls, 0,18 mg/(m·h·Pa).
