The main limitation is transport accessibility for moving large-sized blocks. Modular houses also have a smaller floor area and room height compared with permanent buildings.
The structures offer high performance characteristics, but are designed for a limited service life of up to 50-70 years, after which they must be dismantled or reconstructed by the manufacturer.
Thus, modular construction is the optimal solution for the prompt and cost-effective erection of temporary or mobile structures while complying with factory quality standards and operating regulations.

Metal frame
A common option is galvanised steel profiles 1,5-2 mm thick made of cold-rolled steel. They are connected with bolted joints, which ensures high rigidity and ease of assembly and dismantling. The frame is coated with anti-corrosion compounds.
Timber frame
Glued laminated timber or solid softwood is used. Treatment with fire retardants and biocides is mandatory. Wooden modules are lighter, but require additional measures to prevent shrinkage and deformation.
Sandwich panels
The main enclosing structures are wall and roof sandwich panels. They have a three-layer structure: two metal sheets with a polymer coating and insulation between them (mineral wool, polyurethane foam). They feature interlocking joints for connection. Thickness 50-200 mm, width up to 1,2 m.

The module connection units are made on the rigid frame principle using embedded parts, bolts and spacer posts. The dimensions of the openings are synchronised with the standard sizes of window and door units.
To improve energy efficiency, seamless roofing systems are used with vapour, water and thermal insulation on pitched or flat roofs.
In the production of modules, particular attention is paid to the airtightness of all units and joints to prevent cold bridging and leaks.
Installation and operation
After installation, the interior finishing, electrical and plumbing work, heating and ventilation are completed, and connections to external networks are made. Landscaping is then carried out.
Buildings made of modules are subject to special operating regulations with periodic inspection of the condition of the load-bearing elements, joints and protective coatings. Major repairs are not envisaged - once the standard service life expires, the modules are subject to dismantling.
