Turnkey aerated concrete houses

Aerated concrete is a modern and affordable material for building residential houses. It combines strength, fire resistance, good thermal insulation properties and a low cost.

Main stages of construction:

1. Design that accounts for loads, the physical properties of the material and the standards.
2. Site preparation, laying the foundation.
3. Erecting the walls from aerated concrete blocks with reinforcement.
4. Installing the floors and roof.
5. Sealing the joints, installing windows and doors.
6. Laying the utility networks.
7. Exterior and interior finishing.
8. Landscaping of the grounds.

Design

When designing an aerated concrete house, limits on the number of storeys are taken into account - up to 3-4 storeys. Calculations are made for reinforcing the walls with rebar and for ventilation to remove moisture. Waterproofing, vapour-barrier and thermal-insulation systems are provided. Heating calculations take into account the material's high thermal conductivity. In earthquake-prone areas, anti-seismic measures are developed.

Choosing aerated concrete blocks

It is advisable to use blocks of density grades D300-D700 (the higher, the stronger). The dimensions are the standard 625x200x375 mm or modular sizes. Factory-made blocks are preferred over home-made ones because of their greater uniformity. Certificates of compliance with GOST standards are mandatory.

The cost of building an aerated concrete house is 115-210 thousand KZT/m2 depending on the design and specification.

Fire resistance

Aerated concrete belongs to the non-combustible NG class of materials. To improve fire resistance, the following are used: reinforcement with steel bars, firebreaks made of non-combustible materials, cladding with non-combustible facade systems with an air gap, treatment with fire-and-bioprotective compounds, installation of fire alarm and warning systems, and observance of fire safety gaps between buildings.

Depending on the measures taken, the fire resistance limits of aerated concrete houses reach EI 30 - EI 180.

Soundproofing

Thanks to its porous structure, aerated concrete has good soundproofing properties (sound absorption coefficient of around 0,7). To improve sound insulation when building an aerated concrete house, the following are used: cladding with 2-3 layers of plasterboard with an air gap, double partitions with sound-absorbing material, walls coated with soundproofing plasters, and the installation of soundproof doors and windows.

Reinforcement of structures

Because of their low tensile strength, aerated concrete walls require reinforcement to ensure rigidity and resistance to loads. The following methods are used: steel masonry mesh every 5-6 courses of masonry, horizontal and vertical reinforcement in areas of high load, reinforcing cages and ring beams to strengthen piers and lintels, and reinforced concrete belts and columns in the plinth section.

The reinforcement design depends on the material's characteristics, the number of storeys and the wind and seismic loads.

Seismic resistance

An aerated concrete house copes poorly with seismic impacts because the material is brittle. To improve seismic resistance, the following are used: dense reinforcement with steel bars, the installation of reinforced concrete belts, lintels and posts around the perimeter, the construction of a rigid reinforced strip foundation, compliance with standards on the permissible height of buildings and the use of lightweight floors, and a hinged connection of the walls to the floors to prevent collapse.
